Toilet installation and repair
New toilets set on a fresh wax ring or waxless seal with the flange checked first, because a rocking toilet on a low flange will leak again no matter how tight the bolts go. Running toilets are usually a flapper or fill valve, which is a twenty minute fix rather than a new fixture.
Faucet installation and replacement
Kitchen and bathroom taps, pull-down sprayers and laundry tub faucets, with the shut-offs tested while we are under there. On older Tri-Cities homes those valves are often seized, and we would rather find that out on a scheduled visit than have you find out during a leak.
Bathroom vanity installation
Vanity swaps including the top, tap, drain and the make-good on the wall behind, which almost always needs patching where the old backsplash was glued on. We scribe the unit to the wall and secure it into studs so the counter does not move when a drawer is pulled hard.
Ceiling fan installation
Fans need a rated fan box, not a standard light box, because a spinning fan puts a live load on the fixing that a light never does. If the existing box is not rated we will fit one. We also balance blades and sort the wobble on fans that were installed on the wrong box years ago.
Light fixture installation
Pendants, flush mounts, vanity bars, under-cabinet lighting and outdoor fixtures, swapped on existing circuits. Heavy pendants and chandeliers get a proper anchor into structure rather than relying on the ceiling board.
Basic electrical fixture work
Like-for-like swaps of switches, receptacles, dimmers and cover plates on existing circuits. New circuits, panel work, service changes and anything needing an ESA permit are outside what a handyman should do in Ontario, and we will refer you to a licensed electrical contractor for those.
